MBSA receives Sustainable City 2010 award for the third time

The Shah Alam City Council (MBSA) was recently presented with the Sustainable City 2010 Award at a national-level event.

The recognition marked the third consecutive year the MBSA has won the Sustainable City award since it was introduced in 2008.

For this year, the MBSA came in second with a 90.09% score while the administrative capital of Putrajaya emerged tops with a 94.12% score.

The conferment of the sustainable city title was based on evaluation done by the Town and Country Planning Department in Peninsular Malaysia via the Malaysia Urban Indicator Network (MURNInet) Programme.

MURNInet is an application to create a database in digital form that can measure the sustainability of a city.

Through MURNInet, local authorities would be able to identify the problem, the quality of an urban settlement and present proposals to resolve and improve the level of services to residents.

The assessment was conducted using several indicators like demographic population in a city, utilities and infrastructure that are efficient and sufficient to ensure the residents’ well-being, provision of community and recreation facilities, sociology and social impact to ensure quality of life, management and strong financial standing.

The Sustainable City 2010 Award was presented by Housing and Local Government Minister Datuk Wira Chor Chee Heung in conjunction with World Town Planning Day 2010.

Shah Alam mayor Datuk Mazalan Md Noor was on hand to receive the award.

“With the award, MBSA will strive to maintain and enhance several indicators to achieve a more sustainable level and make Shah Alam an ideal place to live, work and raise a family,” he said.

“As the local authority, the MBSA will continue to work and cooperate with all parties, including residents’ representative council (MPP), residents associations, government agencies, public and private sectors and NGOs to ensure the city is always prosperous, and that its residents can live in peace, harmony and with mutual respect for each another.”

The MBSA was also presented a five-star rating in the Malaysian Government Website and Portal Evaluation by the Multimedia Development Corporation (MDeC).

The five-star rating for the council’s website was based on the content and information that is regularly updated and current.

The MBSA’s website also has web-friendly features, is easy to browse, posts relevant information like department/ division contacts and client charter, has online payment channels (e-payment), and is linked to myGov and other government agencies websites.

Mazalan added that the MBSA, through its Information and Communication Technology Department, plans to introduce several more applications and approaches to facilitate the Shah Alam community’s access to information and services relevant to the council, including the recent introduction of the Shah Alam Kita portal.

Hua Yang launches Oasis 9, Shah Alam

MAIN-MARKET listed property developer Hua Yang Bhd has launched a two-storey commercial complex called Oasis 9, Shah Alam which is currently 100 per cent tenated.

"We initiated the project in 2006 under a build, operate and transfer agreement. Work began in 2008 and was completed by 2010," said Chief Executive Officer Ho Wen Yan in a statement Wednesday.

Oasis 9, which provides an avenue for small-and-medium sized businesses, would be managed by Hua Yang for 30 years under a partnership entered into with the Shah Alam City Council.

"What's impressive about Oasis 9,Shah Alam is that we have the biggest Arab restaurant in Malaysia, right here at our doorstep," he added.

i-City plans second data centre worth RM300mil

SHAH ALAM: i-City, a subsidiary of listed I-Bhd, plans to build a second data centre with two towers worth RM300mil.

The company would form a strategic alliance with HDC Data Centre to develop the centre and the first tower was expected to be completed in three years, I-Bhd chief executive officer Eu Hong Chew said yesterday.

i-City's existing data centre was fully tenanted, he told reporters after signing a pact with HDC for the development of a green data centre here.

The first 50,000 sq ft data centre was completed a year ago and HDC occupies half the space.

It was envisaged that i-City would focus on building aspect of the development while HDC would be responsible for the equipment and facilities, Eu said.

Freehold status a plus for Glenmarie Gardens

GLENMARIE Properties Sdn Bhd is confident that its latest project Glenmarie Gardens will be a hit among locals and foreigners.

This is largely because it is among a very few freehold developments in Shah Alam, Glenmarie Properties chief executive officer Mohd Radzman Othman said.

The development is unique with only 70 units of two-and-a-half-storey bungalows with a gross development value of RM380 million, Mohd Radzman said.

"We will launch the project in stages starting with the first 14 units while the second phase with the remaining units will be launched next March," he said at a press conference yesterday.

Mohd Radzman said although there are many similar developments in the area, Glenmarie Gardens stands out as it offers freehold land.

"Our location is great and prime which is why we can safely say that our product will definitely be a good buy. Even before the launch, we have had 261 people indicating firm interest to buy the units with some even wanting to put the downpayment before the launch," he claimed.

On the new ruling on loans for third home purchases, Mohd Radzman claimed that it had not dampened homeowners' interest to buy its properties.

"We had one or two calls after Bank Negara Malaysia made the announcement (on 70 per cent cap for house loans on third purchases and beyond) but the rest don't seem to be affected by this change at all," he added.

On its landbank, Mohd Radzman said Glenmarie Properties still has a sizeable landbank in Shah Alam and plans to develop it in time.

The company is not shopping for new plots, he added.

"For now, our concentration is to develop the land that we have, which also includes in Johor and Malacca," he said.

Glenmarie Properties Sdn Bhd expects a total gross development value (GDV) of RM380 million for its newly launched project, Glenmarie Gardens, in Shah Alam, said chief executive officer Mohd Radzman Othman.

I-Berhad in talks to revive mall project

PROPERTY developer I-Berhad is currently in talks with relevant parties to revive its shopping mall project in Shah Alam, Selangor, said its top executive.

The i-City mall project was halted last year due to the global financial crisis. It was initially reported that the mall will span about one million square feet, almost equivalent to Mid Valley Megamall in Kuala Lumpur.

"We are currently in discussion stage and we will announce the plans when appropriate," chief executive officer Eu Hong Chew said but declined to elaborate further.

Earlier reports speculated that Singapore's CapitaLand Ltd would be I-Berhad's foreign partner to help develop the mall.
There are currently about four main shopping malls in Shah Alam - Shah Alam City Centre, Plaza Masalam, Kompleks PKNS and Alam Sentral mall.

i-City is an estimated RM2 billion project on 29ha that boasts a broadband speed of 20Mbps with fibre optics network and a back-up power supply.

The first phase, comprising 6.1ha with 500,000 sq ft of office space, is now 60 per cent occupied.

Yesterday, I-Berhad launched a 10,000 sq ft outdoor convention area known as i-Walk. The convention arena is an indoor-type air conditioned environment that is designed with 1,000 programmable LED lights making it an ideal avenue for corporate events or private functions.

The i-Walk can accommodate up to 33,000 people at one time and is expected to be ready by the end of December. The project is part of its phase two development covering 3.64ha with a gross development value of over RM150 million.

Also present at the event was Minister of Housing and Local Government Datuk Wira Chor Chee Heung.

In his speech, Chor praised i-Berhad for providing township services such as landscaping, security, rubbish collection and traffic management within its i-City development.

"This is in line with ministry's mission of having human settlements with integral facilities, social and recreational services," he said.

SP Setia launches green hub in Shah Alam

SHAH ALAM: SP Setia Bhd's newly launched first integrated green commercial hub in Shah Alam, Setia City, will have a gross development value (GDV) of RM5 billion once completed within the next 10 to 15 years.

President and Chief Executive Officer of SP Setia Bhd, Tan Sri Liew Kee Sin said the 240-acre integrated freehold mixed development, will set a new benchmark where green development is concerned within the Shah Alam skyline.

"It will comprise office towers, hotels, service apartments and a retail mall with all the elements of the concept of live, learn, work and play," he said during the official launch of Setia City today.

"With the confirmation of the building of three Grade A corporate headquarters for SP Setia, Top Glove Corporation and Khind Holdings Bhd, Setia City is now ready to be launched as the first integrated green commercial hub serving the Greater Klang Valley," he added.

He also indicated there are also plans to bring in private universities.

According to Liew, the commercial hub will be one of the largest master-planned city centres in the Klang Valley and carry the SP Setia stamp of lush tropical landscapes featuring parks and gardens, as well as lakes and waterways.

"Setia City will also be the first integrated project to have all the buildings certified under the Green Building Index," he highlighted.

Setia City, he said, has managed to attract international and renowned property player, Lend Lease, headquartered in Australia to jointly invest in the development of a retail centre to be known as Setia City Mall.

"The new mall will form the focal point of Setia City. "The confidence the market has in Setia City Mall has led to the signing of major anchor retailer, Parkson, as well as leading cinema operator Golden Screen Cinemas.

"In addition numerous other specialty retailers have been secured," Liew said.

When complete, the mall he said, will offer a fun and affordable family experience comprising amazing green space, fantastic shops, great food and entertainment.
